Triplex Condo in Trump Place on Riverside Boulevard Listed for $75 Million

New York real estate market has consistently been regaining a lot of ground. Luxury properties are hitting the market with increasing regularity and are able to command a premium. The latest, in the segment to hit the market is a triplex inside The Heritage at Trump Place on the Upper West Side, for an asking price of $75 million. Located on the Riverside Boulevard the building features a total of 150 units. This particular condo that has been listed was specially created for an international businessman by combining six apartments. All the apartments were Hudson River facing and had many terraces and internal staircases.

The Apartment is Fully Furnished

The total living space in the condo adds up to 11,000 sq ft which is difficult to match in New York City. The remodeled apartment has eight bedrooms and 15 bathrooms. The amenities built into the apartment over an extended renovation are many. A jellyfish tank, safe rooms, a rain fountain that doubles as a Jacuzzi and Baccarat chandeliers are some of the features that differentiates the condo from its ordinary counterparts. The massive triplex apartment is fully furnished and that’s why it is amongst the highest priced listings in the city.

The Apartment Attracts High Property Tax and Monthly Charges

The other unique feature of the unit is that it includes two completely separate staff and guest apartments that takes the total area on offer to 14,547 sq ft. At $75 million it works out to $5,156 per foot which compares favorably to some of the high end units that have sold recently or are listed currently. Trump Sales and Leasing division headed by Ivanka Trump is marketing the condominium in the building which was originally developed by her father’s company. The apartment is not occupied at the moment but has a caretaker who watches over the multi-camera security system, three salt water fish tanks, and the Crestron system that can control all the electronic lights, motorized doors, flat-screen TVs, air conditioning and curtains from an iPad anywhere in the world. The condo is not only expensive to buy but rather expensive to maintain. The buyer has to be prepared to pay $19,705 as common monthly charges in addition to a yearly city property tax of $83,798.
