Eton properties, part of one of the Philippines’ biggest and well-established business conglomerates, have recently unveiled a property development project that is centered on budding entrepreneurs who prefer Shophouses. The project involves building of residential townhouses with a provision of commercial space at the ground level.
Named as “The Arcadeâ€, the townhouse enclave will be the commercial component of the luxurious residential community 68 Roces City, a 3.3-hectare master-planned community at Don Alejandro Roces Avenue in Quezon City. These building will have the ground level allotted for commercial space/stores/offices whereas second and third levels would be reserved for residential use. These structures seem to be inspired from shophouses that Filipino-Chinese entrepreneurs prefer.
The residential component includes both three storey and four storey luxury residences. The three bedroom units have an area ranging from 158 to 198 square meters and are expected to cost P12.5 million i.e around $0.29 million. The four bedroom enclaves will have sizes between 200 sqm and 238 sqm for a price of P15.3 million i.e around $0.35 million.
The commercial-residential enclaves aren’t new except for the luxurious elements for buildings in suburbs of financial city of India, Mumbai, have had these for ages. The purpose there was to make extra bucks out of the same building for a commercial space rakes in a premium and help provide the occupants ready access to grocer and other utilities.
